How the Lease Works
A Palmetto LightReach lease requires $0 down and a fixed monthly payment, with a locked-in annual adjustment set between 0.99% and 3.50% per year, so you always know what to expect. Because Palmetto owns the system, they carry the risk, the maintenance, and the performance liability for the full 25-year term.
What If Something Breaks?
This is where the lease really stands apart. Because Palmetto owns the system, they’re responsible for everything, and you never have to chase anyone for service.
24/7 proactive monitoring. Palmetto detects and responds to issues before you’re even aware of them.
$0 cost for all repairs. Parts, labor, and replacement are covered for the full 25-year term, including battery service on battery-inclusive configurations.
Roof and workmanship warranty. A 10-year roof penetration warranty and 10-year workmanship warranty are included, and manufacturer warranties remain in effect (Enphase 25-year, SolarEdge 12 to 25-year, panels 25-year).
With a loan, the homeowner calls the installer and owns the problem. With a Palmetto lease, Palmetto manages repairs, monitoring, and replacements for the full 25 years.
Can I Buy Out the System?
Yes. Homeowners can purchase the system at Fair Market Value (FMV) starting in Year 5. FMV is determined by an independent third-party appraisal and typically declines over time as the system ages, making later buyouts more affordable.
- Year 5: purchase at FMV, in the event of a home sale
- Years 6 to 25: buy out anytime
- Year 25: at end of term, buy at residual FMV, renew at a reduced rate, or have the system removed at no cost
Why Fair Market Value and not $1? For a lease to qualify as a true lease, the buyout has to reflect the system’s fair market value. A token buyout price, like $1, could cause the arrangement to be treated as a sale rather than a lease, which would put the Investment Tax Credit at risk, the very benefit that makes the lease work. Pricing the buyout at FMV protects that long-term value.
